Planning provides society with a way of controlling how we use land, what we build and where we build it. It seeks to balance the development of new houses, offices, factories shops and schools with our wish to protect and improve the environment. In particular it tries to ensure that new development is environmentally sustainable. This means that it meets our present needs without affecting the ability of future generations to meet theirs.
The Council prepares and adopts documents called development plans, which consist of maps and written policies, to show where and in what quantity various types of development will be permitted. Development control is the part of the planning system that makes sure that all proposed development is carried out in accordance with local and national planning guidance.
Most building and engineering works and the use of land require planning permission. Anyone proposing to develop land or buildings must first submit a planning application and other associated applications (listed building consent, advertisement consent, etc.) Some minor proposals may be permitted development and not require a planning application. The Councils Planning Officers are available to discuss proposals before they are submitted as a formal application.

Most planning applications are determined within a statutory period of 8 weeks. The target for determining applications for major development is 13 weeks.

If you would like to know if you need planning permission for alterations or extensions to your home, you will be asked to complete a customer friendly, 'Householder Enquiry Form' and we will give you written confirmation.
Can you recommend an architect?
The Council cannot recommend a particular architect but a full list of professional bodies is featured on the Planning Portal.
