SAP ASSESSMENTS AND SBEM CALCULATIONS

Standard Assessment Procedures (also known as SAP assessments) are a mandatory requirement for any newly built dwellings, whether they are for sale or rent and must accompany all Building Regulation applications for new dwellings.

SAP assessment are used to show compliance with Part L of the Building Regulations at the design stage of the build process and calculate the energy cost and carbon emissions generated to heat, light, ventilate and provide hot water to the dwelling.

Once your project is built Building Control will want to see the Energy Performance Certificate (EPC) before it can be signed off. Since 6 April 2008, it has been the responsibility of the builder at completion to provide an EPC for all homes built and physically completed. This will also apply if a building is converted into fewer or more units and changes are made to the heating, hot water provision or air conditioning/ventilation services.

We provide a specialist service to assist architects, developers and self-builders to achieve compliance with Part L of the Building Regulations and can provide SAP calculations & EP Certificates for:

  • New Build Dwellings
  • Conversions
  • Extensions (where the amount of glazing is deemed high)

Our calculations provide you with the two ratings you require, energy efficiency performance and CO£ emissions, providing you with an Energy Performance Certificate (EPC), as well as a SAP calculation.

These are calculated from plans and drawings, so there is no need for site visits, and are usually completed in just a few days. Once we have received your drawings and specification (including heating & hot water specifications) we will:

  • Take full quantities from plans, calculate u-values and evaluate the heating system.
  • Process this information to produce a SAP and DER/TER Carbon Index ratings, Target & Elemental u-value calculations and an Energy Performance Certificate (EPC.
  • Offer as much professional guidance and advice as you'll need to comply.

Download our SAP Information Sheet 2011 and SAP Application Form 2011.
