Discharging planning conditions

We sometimes grant planning permission subject to the development meeting certain conditions. These are imposed only when needed to make sure the development, or parts of it, are acceptable in planning terms.

Conditions can apply before a development is started, prior to the occupation of a property, or be a future restriction. Having planning conditions sometimes means extra details need to be sent to us, such as about:

  • contaminated land and its remediation
  • associated highway mitigation and improvements
  • landscaping and construction management of the development

You need to apply to have any planning conditions discharged (approved). To have a condition discharged, you'll need to tell us how you intend to meet the condition (eg the materials you're going to use), or provide information to show your compliance.

You can read more about the discharge of planning conditions on the Planning Portal website, and see the guidance notes for discharging planning conditions.

Fees

There's a fee to discharge planning conditions. See the planning application fees for details.

You can apply to discharge more than one condition at the same time and incur only one fee.

How to apply

You can apply to discharge planning conditions online on the Planning Portal website.

If you prefer to apply by email or post, you can fill in the relevant planning application form and send this to us either by:

You'll also need to provide your supporting documents and pay the appropriate fee.
