Apply for planning permission

There are two main types of planning application: full planning permission and outline planning permission. You can read about the different types of planning application on GOV.UK.

As well as applying for planning permission, you may also need to apply for building regulations approval for your project. Read about the difference between planning permission and building regulations. Applying for building regulations approval is separate to applying for planning permission and involves different checks. You can find out if you need building regulations approval and submit a building control application online.

Before applying

Before applying for planning permission, we recommend you ask us for pre-application planning advice. This will ensure you've chosen the correct application, and we can provide you with information on the different types of application and consents. There's a charge for using our pre-application service.

Planning fees

A fee is payable with most planning applications. See our planning application fees page or use the online fee calculator on the Planning Portal website to work out how much your planning application may cost.

How to apply

You can apply for planning permission online, by email, or by post. All applications must include dimensions clearly marked on plans/sections and elevations. If you're submitting a householder planning application, it would be helpful if you included recent photographs of the building and its immediate surroundings.

Apply online

You can submit an application online through the Planning Portal website, including uploading plans and other supporting documents, and paying the relevant planning application fee.

The portal is secure and will guide you through your application, with help available at each stage. You can also save your application and return to it later. You'll need to register on the portal if you've not used it before.

Please note: Planning Portal may charge a service fee in addition to the standard planning application fee.

Apply by email or post

If you prefer to apply by email or post, you can download and fill in the relevant planning application form. Please read the guidance notes to help you with your application. You'll need to send us your completed form, set of plans, and any other supporting documents by:

You also need to have paid the appropriate planning application fee.

Planning permission process

See our webpage about the planning permission process and stages to find out what happens when you've submitted your application and the timescales involved.
